Do you check on the property periodically?
Certainly! We conduct two inspections annually to guarantee that your property is well-maintained.
How do you screen applicants?
At HB Rentals, we conduct a comprehensive screening procedure utilizing AppFolio, which includes both credit and background assessments.
Do I get to see the lease or sign it?
You will receive a copy of the signed lease once we identify suitable tenants for your property and complete the lease signing process. HB Rentals will act as the “Landlord” and sign the lease on your behalf.
Do you sell real estate too?
Yes! Our team comprises exceptional agents who are available to assist you should you choose to sell your home or acquire a new property.
How is rent collection handled and when will I get my payment?
All tenants are provided with access to a tenant portal via AppFolio. This platform allows them to pay rent, submit maintenance requests, and perform various other functions. As an owner, you will also have your own dedicated portal, enabling you to view monthly statements, documents, and more. Our accounting process concludes on the 10th of each month, and you can expect to receive your payment by the 15th at the latest.
How long of a lease do you sign?
All of our lease agreements are for a duration of 12 months, unless an alternative arrangement has been mutually agreed upon by both the owner and the tenant.
How much security deposit do you charge the tenant?
The security deposit is typically equivalent to one month’s rent, unless an additional deposit is required due to factors such as credit history.
Who holds the security deposit?
All security deposits are deposited into a trust account, where they will remain until the tenant vacates the premises.
Should I allow a pet?
It is entirely your decision; however, we strongly advise permitting pets. As you may be aware, Colorado is known for its pet-friendly environment, and a significant number of residents are pet owners. By allowing pets in your property, you can ensure a quicker rental process.
