How do I apply for a home?
Once you’ve discovered a home you’d like to apply for, be sure to jot down the street address and then click here to submit your application online.
What are the fees?
There are no initial fees for receiving information or touring homes with us. If you decide to lease one of our properties, you will need to pay an application fee.
What is the typical length of a lease?
The majority of our leases are for one year or longer. If you are looking for something shorter than a year, please call us to discuss your options.
Are you pet friendly? What are the fees?
Many of our homes welcome pets with open arms! We don’t require a pet deposit or any additional rent for your furry companions under normal circumstances. Just a heads up, though—owners do have the final say on dog approvals, so it’s a good idea to chat with your leasing agent before you apply. Also, there might be a cap on how many pets you can have.
How long does it take to process my application?
Our application process is straightforward and consists of two steps. First, you’ll need to complete an online application that helps us verify your background, rental history, and credit. This usually takes no longer than one business day for results. The second step is signing the lease offer, and we make this easier by using an online eSignature solution!
Who is responsible for utilities?
Generally, you are responsible for the utilities in the home you rent. Please see the details in the individual home listing for any utilities or additional amenities that may be provided.
How much is the security deposit?
Our security deposits are always equal to one month’s rent. In some circumstances, we may require an additional security deposit based on credit, background, or rental history. Your property manager will tell you if this is necessary upon completion of your application.
What do I need to pay before I move in?
Upon approval, you’ll need to pay the first month’s rent along with the security deposit. When you sign your lease, you’ll receive access to your Tenant Portal through AppFolio, where you can make your initial payments for moving in. Remember, all payments must be completed at least 7 days before your move-in date to allow for fund clearance. If you require additional time, feel free to contact your Property Manager to explore your options.
Do you require renters insurance?
Yes! It’s necessary for you to have and keep Renter’s Insurance. To make things easier, AppFolio provides affordable insurance options right through your Tenant Portal.
