What We Expect

As your landlord, we kindly ask that you pay your rent on time and in full, keep the property well-maintained, follow the lease agreement, be mindful of noise levels, inform us of any maintenance needs, and reach out to us quickly with any concerns you might have. 

Below is a summary of the usual responsibilities that come with renting. Remember, this list isn’t all-inclusive, so make sure to look over your lease agreement for the specifics of what you’re accountable for as a tenant. 

  • Keeping your heating costs low is as simple as installing a clean furnace filter! According to your lease agreement, remember to change it at least once every three months. 
  • Don’t forget to check your smoke detectors and replace any batteries that may be low. You should have one functioning smoke detector on each floor of your home. If you notice any issues, like a detector that isn’t working for reasons other than a dead battery, please let us know. Your safety is our priority! 
  • Make sure to detach all garden hoses from the outdoor spigots. These plumbing lines are susceptible to freezing, which can also damage your hoses. 
  • If you have a sprinkler system that hasn’t been winterized yet, please notify us right away. 
  • Take a moment to inspect the gutters. If they need cleaning, we’d be happy to coordinate with your landlord to get that sorted out. Clogged gutters can lead to leaks and damage both inside and outside your home. 
  • Winter in Northern Colorado can bring heavy ice, which may pose risks to nearby trees. If you have any branches or limbs that hang over your house or driveway, please inform us. We want to ensure your home and vehicles are safe from potential falling debris. 
  • When the ice and snow arrive, please avoid using any chemicals or salts on the driveway or sidewalks that could harm the concrete. Always read and follow the instructions on the labels before applying anything. 
  • Lastly, it’s time for some yard work! If you haven’t done so already, please rake the leaves, clean out the garden beds of dead plants and weeds, and give your bushes a final trim for the winter. Leaving leaves on the ground can harm the grass during the colder months. 

Please be aware that if any of these tasks are not completed and result in damage, you may be held financially responsible. These responsibilities are part of your lease agreement and are essential for maintaining a safe, attractive, and comfortable home.
